This is something I’m getting asked a lot right now.
For a while, buyers felt like they had no room to negotiate. It was fast, competitive, and very seller-driven. But we’re starting to see a shift.
Inventory has been improving, and some homes are sitting a little longer than they were before. That doesn’t mean it’s a slow market—but it does mean buyers are starting to have more options and a little more leverage.
So what does that actually look like?
Buyers may have more opportunity to:
- Include inspection contingencies
- Ask for repairs or credits
- Negotiate on price in certain situations
Now, this doesn’t mean every home is up for negotiation. Well-priced, updated homes are still moving quickly. But for homes that have been sitting, there may be more flexibility.
The key right now is balance.
You want to take advantage of opportunities without overplaying your hand and losing out on a home you really like.
The bottom line—buyers have a bit more breathing room than they did, but strategy still matters.
