7 Things That Affect Home Values

I get this question a lot—especially from homeowners thinking about selling or buyers trying to understand pricing:

“What actually affects the value of a home?”

There’s no one single answer. It’s usually a combination of a few key things. Here are the ones I pay attention to most:


1. Location

This is always number one.

Things like school zones, proximity to shopping, commute times, and even the feel of the neighborhood all play a role. Two homes that are very similar can have very different values just based on where they’re located.


2. Condition of the Home

Buyers notice condition right away.

Homes that are well-maintained and updated tend to sell for more. Things like roof, HVAC, flooring, and overall upkeep all matter. A home doesn’t have to be perfect—but it should feel cared for.


3. Comparable Sales (Comps)

This is one of the biggest factors in pricing.

Appraisers and agents look at what similar homes nearby have recently sold for. That’s what helps determine what a home is likely worth in today’s market.


4. Market Conditions

Are there more buyers or more homes for sale?

  • More buyers than homes = prices tend to go up
  • More homes than buyers = prices can level out or come down

The market shifts, and values move with it.


5. Size and Layout

Square footage matters—but so does how the space is used.

A well-laid-out home can feel bigger and function better than a larger home with an awkward layout. Number of bedrooms and bathrooms also plays a big role.


6. Updates and Upgrades

Not all upgrades are equal, but some do stand out.

Kitchens, bathrooms, flooring, and curb appeal tend to have the biggest impact. Buyers are often willing to pay more for homes that feel move-in ready.


7. Curb Appeal and First Impressions

First impressions matter more than people think.

The exterior of the home—landscaping, paint, front door, overall appearance—sets the tone before a buyer even walks inside.
